Independent, fee-only, and by introduction.
We are compensated solely by our clients. As fiduciaries, we act in your best interest. We accept no commissions, fees, or revenue sharing from DST sponsors, qualified intermediaries, or real estate brokers.
Many of our clients manage their own money well. They engage us for a specific project or transaction, not ongoing management. We work either for a fixed fee on a defined engagement, or at an hourly rate agreed in advance. We are not a qualified intermediary and never hold exchange proceeds.
Why it matters. DSTs are typically sold on commission or held under an ongoing fee on assets, so the adviser is paid a share of your investment, often for as long as you hold it. We charge for the engagement, with no ongoing fee. Institutional real estate managers now sponsor 1031 programs and compete on fees and terms, but quality still varies widely across offerings and the assets inside them. Telling the difference, and matching it to your situation, is much of the work.
Getting started
If someone we know referred you, please mention them. If you are considering a sale, reach out before the property closes, because the 45-day identification period starts at closing. We work alongside your tax, legal and financial advisers, not in place of them. Even if a sale is still some way off, you are welcome to write to request access to our client area, where we compare institutional DST programs and the REITs they convert into.
